Protect your investment. Sealcoating asphalt slows pavement deterioration by protecting against the daily abuse of a parking lot. This includes gas, oil, sun oxidation, water penetration and extreme weather. For maximum benefit, sealcoat should be applied approximately 12 months after the initial application and then on a regular basis, about every 24 to 48 months, thereafter.

The most effective form of repair is to remove and replace the deteriorated area with fresh asphalt, in the form of a patch.
